Expressions of Interest Sought for Space Availability The Department of Veterans Affairs (VA) seeks Expressions of Interest (EOI) from owners, landlords, and representatives of available space meeting the following general requirements: State: Florida City: Miami (See description below and Delineated Area Map attached) Delineated Area: North: NW FL Turnpike and 934 continuing on 934 and E25th St. to NW 12th Ave, South on NW 12th Ave to Rt. 1 and 976. West on 976 heading East to the FL Turnpike. Minimum Sq. Ft. (ABOA): 4,345 Maximum Sq. Ft. (ABOA): 5,250 Minimum Sq. Ft. (RSF): 5,613 Maximum Sq. Ft. (RSF): 5,866 Space Type: Clinical Outpatient - Vet Center Parking Spaces: 20 Full Term: 20 years Firm Term: 5 years Vet Center Agency ‑ Specific Requirements (Summary) Vet Centers require fully serviced, clinically appropriate outpatient space designed to support confidential counseling, group therapy, and staff operations in a secure, acoustically controlled environment. Space must meet VA and GSA lease standards and provide enhanced privacy (STC‑rated construction), robust telecommunications infrastructure, controlled public access, and Facility Security Level (FSL) II security systems including CCTV, intrusion detection, access control, and duress alarms. Lessor‑provided services include utilities, janitorial, maintenance of finishes and systems, guest Wi‑Fi, basic cable TV in designated areas, and ongoing monitoring/upkeep of physical security systems. The complete Statement of Work (SOW) will be provided as an attachment. Purpose & Disclaimer This Request for Information (RFI) / Sources Sought Notice is issued solely for market research and planning purposes. It does not constitute a solicitation, invitation for bids, request for quotations, or request for proposals. Responses will be treated as informational only and may be used to help the Government determine acquisition strategy, delineated area adjustments, and performance requirements. Respondents are encouraged to submit information even if their property does not currently meet all preferred features, provided they can describe a reasonable plan for achieving compliance. Submission Requirements Interested parties shall submit Expressions of Interest electronically to the point of contact listed above no later than June 15, 2026 at 4:00 PM Eastern Time . Submissions should not exceed 12 pages, single‑spaced, 12‑point font, and must include at minimum: • Building name, address, and location of available space within the building • Rentable Square Feet (RSF) available and expected fully serviced rental rate per RSF , with separate breakout of operating expenses and real estate taxes • ABOA and RSF measurements with corresponding floor plans (including column spacing) • Date of space availability • Site plan, parking layout, and floor plan(s) • Shell, operating, and real estate cost components broken down by USF (ABOA) and RSF • List of any existing or planned building improvements relevant to federal/clinical occupancy • Confirmation of ability to meet security, access, telecommunications, and FSL II requirements • Building ownership information and authorization to offer the space • On‑site parking quantity and cost; indicate whether quoted rent includes parking • List of building services provided under a fully serviced lease • Name, address, phone number, and email of authorized representative The Government intends to evaluate EOIs based on capability to meet requirements, anticipated tenant improvement costs, and overall best value. Award of a subsequent lease (if pursued) is anticipated on or about November 30, 2026. Additional Notes to Industry • New or existing buildings will be considered. If existing, buildings must be capable of meeting VA Vet Center configuration, privacy, and security requirements. • Space must be outside the 100‑year floodplain. • The Government may conduct a market survey of offered properties. • The Government will not pay for any information submitted in response to this notice.
