This is a SOURCES SOUGHT NOTICE for information only. Replies by interested parties will be used by this agency for preliminary planning purposes. No proposal or contract will be awarded from this notice. No reimbursement will be made for any costs associated with providing information in response to this notice or any follow-up information requests. The U. S. Army Corps of Engineers has been tasked to solicit and award a firm fixed price for Renovation of Community Living Center (CLC), Building 60 (B60) at the Southern Arizona VA Healthcare System at Tucson, Arizona.This is a SOURCES SOUGHT NOTICE for information only. Army Corps of Engineers has been tasked to solicit and award a firm fixed price for Renovation of Community Living Center (CLC), Building 60 (B60) at the Southern Arizona VA Healthcare System at Tucson, Arizona.PROJECT SCOPE: The project includes the renovation of the CLC, which consists of eight main components listed below by priority. Priority of components was coordinated with VA staff. a. HVAC Partial Upgrade b. Hospice Wing Refresh c. Hospice Wing Family Room Remodel d. Dining Area Patio Renovate and Repair e. Neighborhood Kitchen Construction f. Dining Area Refresh g. Hospice Wing Exterior Room Doors (Patio Access) h. Hospice Wing Patio Landscaping The project location is CLC B60 on the northeast corner of the Southern Arizona VA Health Care System (SAVAHCS) in Tucson, Arizona. B60 is a 73,000-square-foot, one-story without basement, fully sprinklered building with an upper-level penthouse. The original building was constructed under the provisions of NFPA 101 ? 1985 Edition.The objective of this project will be to correct safety deficiencies of B60, modernize, and refresh all finishes, and complete systems repair/improvements in the specific areas identified to ensure a more home-like feel for the patients, thus improving patient care and overall satisfaction. The main areas of focus are the Neighborhood Kitchen, Dining Room, two exterior Patios, and Hospice areas along with the HVAC and mechanical systems supporting B60. The areas will be refreshed and will at a minimal be comprised of floor replacement, wall finishes, handrails/bumper/corner guards, select doors/ hardware, ceilings, lighting, and casework will be refreshed. A general look of the areas is below.Dietetics Storage Area Approximately 147 square feet, is too small to adequately provide nutrition services to patients. A re-work and expansion of this is area is required to accommodate a cook to order service, associated equipment, and storage.Dining Room A complete refresh of the Dining Room area, approximately 2,100 square feet, is needed. An acoustical engineering review of this space will be required. The adjacent exterior patio area will be renovated to provide a more residential feel to the patients and visitors. The space shall be shaded from the elements and incorporate lighting that will allow the space to be used during all hours. The dining room patio will also require structural and drainage corrections to render the space usable. An engineering review of this area will be needed with all reports required to determine the cause of concretes and pavers failure, provided to the VA.Hospice Living Area Approximately 5,222 square feet, is split between administration, communal, and resident room spaces. Select administration spaces within the Hospice wing will require a refresh. The Hospice Living Area and Kitchenette (communal spaces) will be renovated to co-locate current functional areas, which will include removal of the existing toilet room and replacement and relocation and co-location of the kitchenette, living space, and associated utilities.Resident Bedrooms Renovation of the resident bedrooms will include an investigation and of the showers such as drainage issue is causing water to pool when the showers are in use. This may entail reconstruction of the shower floor with new finishes.HVAC The HVAC and supporting mechanical systems need to be updated. A review of all the HVAC components and chilled water system is needed to determine what needs to be replaced so that the area can be properly conditioned.MINIMUM CAPABILITIES REQUIRED INCLUDE THE FOLLOWING: Building renovation, electrical, HVAC and heating, fencing/ access gates, roofing, and chillers/cooling towers.
